SMSF Valuation

SMSF Property Valuation

Annual and acquisition valuations for self-managed superannuation fund property assets, meeting ATO and SMSF auditor requirements.

Overview

What is a SMSF Valuation?

Self-managed superannuation funds that hold residential property are required to value those assets at market value each year for the purpose of preparing the fund's financial statements and annual return. The ATO requires that the valuation be based on objective and supportable data, and SMSF auditors require evidence of the valuation methodology.

Neon Bridge provides annual and acquisition valuations for SMSF-held residential property in NSW. Our reports are prepared using comparable sales evidence and a documented methodology that meets the requirements of the ATO's Valuation Guidelines for SMSFs. We work directly with SMSF trustees, accountants, and auditors.

FAQ

Common questions

How often does an SMSF need to value its property?

The ATO requires SMSF trustees to value all fund assets at market value each year for the purpose of preparing the fund's financial statements and annual return. In practice, this means an annual valuation as at 30 June each year.

What does the ATO require for an SMSF property valuation?

The ATO's Valuation Guidelines for SMSFs require that the valuation be based on objective and supportable data. This means a written report with comparable sales evidence and a documented methodology. A real estate agent's appraisal letter is generally not sufficient for audit purposes.

Can you provide valuations for multiple years?

Yes. If your SMSF has not had its property valued in recent years, we can prepare valuations for multiple years using historical comparable sales data. Contact us to discuss your specific requirements.

Do you work directly with SMSF auditors?

Yes. We are familiar with the requirements of SMSF auditors and can provide reports in a format that meets audit requirements. We are also happy to respond to auditor queries about our methodology.
